Step 1: Confirm Property Eligibility
Verify your title deed or Oqood registration reflects AED 2 million or above. If your property value is close to the threshold, request an updated DLD valuation certificate — DLD valuation letters are now valid for 90 days, giving investors more time to complete the application process.
Step 2: Gather Your Documents
Required documents include: valid passport (minimum 6 months validity), property title deed or Oqood, DLD valuation letter, passport-sized photos, health insurance, and Emirates ID application.
For mortgaged properties, add: bank NOC letter confirming no objection to residency issuance.
For off-plan properties, add: developer statement of account confirming payments made to date.

Step 3: Submit Application via DLD Golden Visa Service Centre
Visit the DLD Golden Visa Service Centre in Al Manara, Dubai. DLD verifies your property ownership, confirms the AED 2 million threshold, and submits the nomination to the ICP (Federal Authority for Identity and Citizenship) on your behalf.
You can also apply through the ICP website (identity.gov.ae) or the GDRFA Dubai app for the digital pathway.
Step 4: ICP/GDRFA Nomination Review
ICP/GDRFA review typically takes three to five business days. You will receive notification by SMS or through the Dubai REST app.
Step 5: Medical Fitness Test
Attend a DHA-approved medical centre for your medical fitness examination. Results are available within 24–48 hours. Cost: approximately AED 320.
Step 6: Biometrics and Emirates ID
Visit a Federal Authority for Identity (ICP) typing centre to submit biometrics for your Emirates ID. This takes approximately 15–20 minutes.
Step 7: Golden Visa Issued
Once approved — typically 5–10 business days after submission — you will receive your 10-year Golden Visa stamped in your passport.
Total timeline: 14–21 business days standard. Express processing (additional AED 1,000) reduces this to 5–7 business days.
